buddy's place

Completed in 1999, buddy's place (named after buddy gray the founder of the Drop Inn Center) provides 20 efficiency units of permanent housing for the homeless. It is subsidized by Section 8.

Recovery Hotel

A collaboration with the Drop Inn Center, Recovery Hotel opened in 1996. The 20 unit development provides temporary housing for men and women in substance abuse recovery. It is located on Vine Street in Over-the-Rhine and subsidized through Section 8 with the Shelter Plus Care program.

Community Views

Completed in 2005 Community Views is a scattered site development of 12 fully occupied units located on East Clifton Avenue in Over-the-Rhine. These units are part of the Renter Equity project serving 50% of AMI and below.

OTR Revitalization

Completed and fully occupied the OTR Revitalization was a collaborative project with Model Development Group in 2005. The beautiful Section 8 preservation project of 94 units serving 50% AMI and below is a scattered site development in located in and around Over-the-Rhine.

530 E. 13th Street - After

Current and Future Projects

530 E. 13th Street

Currently under construction is one unit project is part of a collaborative relationship with Miami University Design Build Studio. Due to the nature of the design/build studio the project has taken longer to complete, but when finished the unit will be beautiful and unique.

North Rhine I and II Redevelopment

At the end of the 15-year tax credit compliance period, this 64 unit development serving 35-50% of AMI will be redeveloped. Currently, pre-development work is being completed along with a complete capital needs assessment.

City Home

City Home is a project of 24 units of Homeownership located on and around Pleasant Street in Over-the-Rhine. The development will serve a mixed income population; some units will be sold at 60% of AMI while others at market rate. Pre-development is complete and the land has been committed to the project. Partners include Eber Development, Martha Dorf, and 3CDC. We look to begin construction in July of 2007.

Mulberry Hillside

In the pre-development stages. This project will include 4 units for sale on Mulberry Street in Over-the-Rhine serving 80% of AMI. Set for construction in 2008, it will fulfill Green Communities standards.

1500-1506 Elm Street

1500-1506 Elm Street is in the process of undergoing remediation work but will eventually be developed into mixed income units for sale and rental.

Magnolia Heights

In partnership with Model Development Group, Magnolia Heights is a Section 8 preservation project. With pre-development and financing work complete, construction work for the 98-unit scattered site apartment development is due to commence in 2007.

Past Projects

Vine Street Community Project

Seven abandoned buildings were fully gutted and renovated to provide 34 units of affordable housing on Vine Street in Over-the-Rhine. The project was completed in 2003.

North Rhine I & II

In 1988, in partnership with the Enterprise Foundation, a four-year 97-apartment rehab project of 18 abandoned buildings in the North central subarea of Over-the-Rhine began. These developments, called North Rhine I and North Rhine II, successfully combined public and private financing and contributes to the revitalization of Over-the-Rhine.

Sharp Village

Sharp Village is a 36 unit, 10 building development on East Clifton Avenue and Peete Street in Over-the-Rhine. This development provides residents a unique laundry room, pocket park, and some off-street parking. The laundry room was designed and built by the Miami University Architecture Studio. Sharp Village also includes 11 units which are set aside for First Step Home. This program offers support services for women in recovery from alcohol or drug addiction and their families.

Sharp Village Annex

Sharp Village Annex is a 40 unit, 10 building development completed in 2000, this development compliments the Sharp Village complex. Many were involved in the financing of this project and volunteer crews from the Drop Inn Center were instrumental in saving 122 Mulberry from demolition so that it could provide housing for the community.
